    Real estate specialists focus on one area of the massive real estate market and often have additional training and even accreditation in that area of specialization.

    In smaller markets, most real estate brokers and sales agents are generalists. In large urban centers, however, brokers and agents often specialize in a number of different ways. Property-type specializations include:

    • Office space
    • Retail space
    • Industrial property
    • Real estate investments

    Within each area you will find additional specialization. For example, commercial real estate agents may specialize in one area of retail such as shopping malls, while investment brokers may strictly specialize in real estate investment trusts (REITs). Some brokers or agents specialize in specific industries such as banks, technology companies, law firms, or call centers. At a broader level, you will find that many brokers or agents work strictly with only sellers or only buyers. Others have expertise in finding property to rent or lease.

    For every industry designation you may be able to find a broker who has developed competency in that area and knows how to strategically match the business model with the appropriate real estate.

    Often, large real estate firms have many specialists within many categories, while small firms either focus specifically on one area or take a generalist approach to the business. Determine your specific needs first then seek an expert who can help you meet those needs. The advantage of using an expert is that he or she will know the details and nuances of renting or buying a certain type of property. Such experts will typically deliver the most favorable outcome for occupiers or owners.
