plottage
creating plottage value of land by assembling small, adjacent parcels of land into a larger, more useful parcel.
Example: Three small, old adjacent buildings were acquired for $250,000 each, then demolished for $50,000. The resulting large, clear tract of land was estimated to be worth $1 million; the plottage value was $200,000.
