phase i environmental site assessment
a preliminary examination of a site to determine the potential for contamination. It includes a review of present and historical land uses and preliminary tests of places that are suspect. A Phase I study is required to support a claim to be an innocent purchaser.
Example: The chain of title was used to explore for ownership and uses that might have contaminated the property; a walkover indicated some dumping on the site of what might be contaminants.
