chain of title
a history of conveyances and encumbrances affecting a title from the time that the original patent was granted, or as far back as records are available.
Example: An abstractor can research title to property going back to the date that the property was granted to the United States. This chain of title is helpful in preparing an attorney's opinion of title, as to whether the owner has a marketable or insurable interest.
