Earlier this year, I was asked by a real estate
publication how real estate agents can get the best results from their websites.
Here are some ideas that came out of that discussion.
Tip #1: Have a Plan
The first thing to do to improve your web traffic is decide what you want
your website to do. It needs to support your overall marketing plan. It’s just a
tool. Nothing more. Too many people invest a lot of money on flashy websites
that use all the latest technology but draw very few visitors.
A plan helps you focus your time and money on the right things so you
accomplish your marketing goals rather than shooting from the hip and winding up
Tip #2: Carve Out a Niche
Your marketing plan should say exactly what your specialty is. What do you do
better, faster, cheaper or cooler than any other real estate agent in your
market. Based on your skills, talents and resources, and on what customers in
your market want, decide what you will offer them better than any other agent in
Tip #3: Build Your Web Presence Around Your Niche
Use your web presence to deliver your specialty to your customers. If your
niche is lake property, provide information about buying, owning and selling
lake property. Go overboard. Make your website an expert resource for anyone
wanting to know anything about owning lake property.
Remember, the Web is all about providing information fast and easily. Do this
well and your customers will find you.
Tip #4: Use the Web to Serve, Not Sell
People trust those who are knowledgeable and who help them with no
expectation of gain. Offer your expertise so you become the expert in their
eyes. This positions you as a highly desirable resource, sort of a local
celebrity. New clients will chase you because they want what you can do.
Tip #5: Promote Your Website Everywhere
Use Google ads, your business cards, your car, your letterhead, brochures,
listings. Anything you can print your website on, do it. And make sure it has a
catchy domain name that is easy to spell, easy to remember and tells what it
is. For example LakeHomeExperts.com is better than JaneDoeRealtor.com.
