As a small business is there any way of avoiding C.A.M (Common Area Maintenance) overcharges? I have a business in a small old, one story complex with 6 other small businesses. Everyone feels that we get overcharged for C.A.M fees as the complex has no landscaping, they don’t wash our windows and clean one of the shared bathrooms only twice a month. They also blow leaves off the parking lot but that’s about it. They rarely repair anything and in addition they are back charging everyone from 2 years ago for increases we weren’t billed for in 2005 or 2006. I’m just curious if there is anything we can do. Any input would be great.
The good news is that the business owners are talking and working together. That’s a start. Each owner needs to verify what is in their lease and compare it to the services you have been receiving. If there is a difference between those two, sit down with the management company and talk through it. If that doesn’t get you anywhere, you’ll need to talk with a real estate attorney to determine what your options might be.
