Development Team Breaks Ground at Phillips Park - A Neighborhood of 46 Unique Custom Home Sites in the Foxhall Area of Northwest Washington, DC.
WASHINGTON -- Phillips Park, LLC has broken ground and site improvements have commenced at Phillips Park, a new community of 46 luxury single-family residences of unique design and character located on Foxhall Road in Northwest Washington, D.C. The property occupies the Southeast quadrant of the intersection of Foxhall Road and W Street, NW.
The 16-acre community, the former estate of philanthropists Marjorie and Duncan Phillips, will feature residences in the 4,500- to 9,000-square-foot range designed and constructed by recommended architects and builders. Generous home sites measure from nearly 9,000 to over 17,000 square feet.
"When we acquired this property we recognized its exceptional nature," said William Pryor, managing member of Phillips Park, LLC. "As well, we recognized the importance to area residents of its appropriate development; hence we will produce an exceedingly attractive community that is pleasing and special to homeowners and community neighbors alike.
"Phillips Park probably offers the very last opportunity in Washington, D.C. to build a custom home on such a historically significant piece of property," Pryor added.
Mr. Pryor is committed to maintaining the property's "park-like" qualities and environment. He is currently working with an arborist and forestry engineer to preserve healthy trees -- including Phillips Park's "signature" ancient oak tree. The group will replace diseased and damaged landscape by phasing-in the planting of almost three significant trees for every specimen removed. Any resulting timber on the site will be recycled at a mill for subsequent usage at the new residences.
Home sites have been situated with very generous "set backs" in order to make the homes adjacent to parklands and other surrounding properties as inconspicuous as possible. The development group also will install a much-needed traffic light at the community's entrance at Foxhall Road. Attempts are being made to install the light earlier than otherwise stipulated by the D.C. officials.
Mr. Pryor is joined by Felipe Paraud on the development team of Phillips Park. Both are long-time developers of distinctive class-A properties located throughout the U.S. and internationally.
According to Mr. Paraud, the builders, architects, and landscape designers/architects recommended at Phillips Park are all world class.
