I wasn't sorry to read that last year landlords of shopping centres suffered their worst year for two decades as retailers shunned popular shopping centres in favour of larger outlets in cheaper locations.

A survey by Donaldson's, the property consultancy, found that shopping centre

rents increased by just 2.3% last year, compared with a 4.5% increase for high street shops and a 6.1% increase for out-of-town retail warehouses.

In addition to this, the survey found that the number of empty outlets in shopping centres rose to 5% against 3% of shops vacant on the high street at any one time.

A different study of 900 retailers found that they required stores an average of 20% larger than the areas from which they currently trade (who said it was only electrical retailers that needed larger shops!).

The survey also showed that shopping centres in the West Midlands and the North West enjoyed the largest rent increases last year - so they must be the buoyant and booming areas of the country and not the normally prosperous South East!
