The Related Companies to develop new tower near Carnegie Hall.

The Related Companies L.P. has announced plans for a major new mixed-use building on Broadway between 55th and 56th streets.

Located in the Carnegie Hall neighborhood and a block away from exclusive 57th Street, the building will offer 130 luxury residential condominium units on the

upper floors. The entire 575,000 square-feet of office space at the base is to be owned by Random House Inc. for its world headquarters. There will also be 33,000 square feet of ground floor retail space.

The condominium residences, with one-, two- and three-bedroom plans ranging in size from 700 to 2,500 square feet, will begin at 400 feet from street level and continue to the top of the nearly 700-foot-high glass and granite building. Enclosed almost entirely by glass curtain walls, the residential floors will feature unobstructed, panoramic views of Central Park, the Hudson River and Manhattan skyline.

Purchasers will enjoy a full array of amenities, such as a sky club on the 44th floor that will offer a business and teleconferencing center, entertainment room, and fully-equipped health club, catering to the business professionals and executives who are expected to reside in the building.

In addition, there will be a full-service concierge, round-the-clock doormen, and an on-site, secured parking garage.

The sales office for the condominiums is slated to open in the Spring of 2000, with occupancy scheduled for Spring of 2002. The Sunshine Group will serve as exclusive marketing and sales agent for the condominiums.

"This site affords The Related Companies a truly spectacular opportunity to develop an appropriate gateway to Columbus Center and the Carnegie Hall district," said Stephen J. Ross, chairman of The Related Companies. "The presence of Random House in the office component of the building adds a level of prestige to the entire facility. And the attention to detail in designing and creating the residences will result in some of the most stunning apartments in the city."

Random House, a division of Bertelsmann AG - one of the largest media companies in the world - will consolidate under one roof all of the publishing activities for more than 60 Random House adult and children's imprints, now at 201 East 50th Street and the Bertelsmann Building at 1540 Broad-way.

Commenting on the development, Thomas Middelhoff, chairman and CEO Bertelsmann, said "Our second Bertelsmann building symbolizes our growing commitment to the U.S., to New York City, and to our publishing businesses here and around the world. At the same time, if New York is the capital of the world, it is especially the capital of the media world, and as one of the world's most international media companies, it is critical to our success worldwide to expand our presence here."

"Our new Random House building will be a state-of-the-art publishing environment in which we can creatively and enjoyably devote ourselves to our books. Bertelsmann's commitment to the construction of our new office tower is yet another affirmation of why our relationship with our parent company is the envy of our competitors," said Peter Olson, chairman and CEO of Random House.

The Skidmore, Owings & Merrill architectural firm will design the building and Plaza Construction Corp. will serve as general contractor. HLW International has been retained to create the interior design of the office space.
