Park Avenue penthouse sets a six-month price record.

The 30th floor penthouse at Trump Park Avenue has sold for $12.98 million, or $3,118 per s/f--the highest amount paid for a luxury condominium in New York during the first six months of 2004, according to The Stillwell Report compiled by Corcoran Group senior vice president Linda Stillwell.

"This is a true testament to the building and to the enduring power of this city," said Trump Park Avenue owner Donald Trump.

The 4,164 s/f, full-floor penthouse recorded both the top sale by price per s/f and the top sale by total price. The next highest amount by price per s/f and total price was $11.2 million for a penthouse at the Trump International Hotel & Tower, or $2,021 for a 5,141 s/f apartment.

Trump Park Avenue, located at 502 Park Ave., features 120 apartment homes ranging from one to seven bedrooms. Larger units are located on the third and fourth floors, and gracious one- and two-bedroom apartments occupy the fifth through 19th floors. Starting on the 16th floor, most apartments boast terraces that echo prewar penthouse era. From the 20th floor and up, a private express elevator opens onto 12 full-floor apartments varying in size from 4,000 s/f to well over 7,000 s/f of space. An exclusive top-floor duplex penthouse with an encircled terrace occupies the 31st and 32nd floor.

Mr. Trump has provided each unit with up-to-the minute electronics and cutting edge home design features. As an added bonus, in winter 2005 the world famous Venetian restaurant Cipriani will open on the ground floor of the building, offering residents daily room service.
