Manhattan developer plans Islip complex

HOLBROOK - Manhattan-based developer ELK Investors has proposed a 131-unit apartment complex valued at about $15 million in Holbrook, an area in sore need of such development, planners said.

The 14.6-acre lot, just north of the intersection of Veterans Memorial Highway and Broadway, would require a change to multi-family zoning for the project to go forward, Islip Town officials said.

David Sloane, a partner in the Hauppauge law firm Mars Sloane & Conlin who is representing ELK before the town, said the developers also plan a sewage treatment plant for the site. And under a deal negotiated with the town, the developers would be responsible for modifying the northwest portion of the intersection of Veterans Memorial Highway and Broadway to handle the anticipated increase in traffic generated by the project.

Sloane said the zone change proposal went before the Islip Planning Board in May 1999 and was recommended for approval.

"We're anticipating a hearing (before the town board) sometime in July on the change of zone," he said. If approved, the project is scheduled to get under way in early 2001.
