Moiso, O'Neill Avery, O'Neill: hope to build 14,000 homes on land

There's one big fortune in Orange County that isn't represented on our list: the owners of a large swath

of land along the county's southeastern foothills.

The Moiso-O'Neill-Avery clan owns 23,000 acres and is set to develop it in the next couple decades. The family business, Mission Viejo's Rancho Mission Viejo LLC, pays the family as it develops the land.

By our estimate, the land could be worth as much as $2 billion if the family can get at least 11,000 homes on it.

The family plan is for 14,000 homes. But there is a lot of uncertainty ahead, with environmentalists set to fight development.

The land holding would qualify just about anybody for our OC's Wealthiest list. But with the Moiso-O'Neill-Avery clan, we're not sure how the family fortune is divided.

The family heads are Tony Moiso, his mother Alice O'Neill Avery and his uncle Richard O'Neill. On paper, each one could be worth $500 million or more, if they each are entitled to a third of the family's holdings and after discounting for initial development costs for the land.

Other family members also may have a stake in the business.
