Peer exchange: what's your best tenant retention method?

"In my experience, the most successful method for retaining tenants is customer service. Whenever a tenant calls in a request, comment or complaint, actively listen without interrupting. When you do respond, do so with a smile, a positive intonation in your voice puts everyone at ease. Once a request is completed, make sure to call the tenant and ask if he/she is satisfied with the result."

"Our most successful method of tensor retention is a threefold process. First, we provide good customer service. When a service request comes in, it is usually taken care of within 24 hours, unless a vendor or part is needed, in which case the community member is notified about the delay. Second, we continually keep in touch with community members to determine if there is anything we can do and to let them know we are there for them. Third, we offer incentives for lease renewals and on-time rent payments."
