* Lawler Wood LLC, Knoxville, TN, reports 12.51 million square feet of space in its portfolio: 6 million in offices; 450,000 in educational structures; 2.15 million in retail operations; 1.25 million in other commercial facilities; as well as 3,800 apartment/condominium units (2.66 million square feet by Buildings' estimates).
* New York City-based Lend Lease Real Estate Investments Inc. owns, develops, and/or manages approximately 143.13 million square feet of space in 636 buildings: 49.8 million square feet in offices; 48.3 million square feet in retail facilities; 3.9 million square feet in other commercial structures; and 36.8 million square feet in manufacturing buildings. Additionally, the firm is responsible for 2,793 units in apartments/condominiums (1.96 million square feet by Buildings' estimates) and 7,903 hotel/motel rooms (2.37 million square feet, according to Buildings). * Lincoln Property Co., Dallas, offers space planning and construction services in-house, and is responsible for 237.6 million square feet of space: 70.9 million in offices; 2.7 million in retail; 87.5 million in apartments and condominiums (109,365 units); 43.2 million in other commercial facilities, and 33.3 million in manufacturing buildings.
* Maffett Inc., Cookeville, TN, offers in-house architectural, engineering, and space planning services.
* Of the 1,360 buildings (Buildings estimates 25 units per building) in Columbus, GA-based Mid America Apt. Comm.'s apartment/condominium portfolio, the company reports 34,000 units. By Buildings' estimates, this equates to approximately 23.8 million square feet of space.
* Dallas-based Prentiss Properties Ltd. reports 48.25 million square feet of space in its portfolio: 32.54 million in 262 office buildings and 15.71 million in 209 miscellaneous facilities.

Additionally, the company indicates it covers 22,300 apartment/condominium units, estimated by Buildings at 15.61 million square feet (or 700 square feet per unit).
* Atlanta-based Carter & Associates/ONCOR reports it manages 18.07 million square feet of space for other companies. Of this number, Carter is responsible for approximately 15.7 million square feet in 56 office buildings; 476,000 square feet in four retail facilities; approximately 1.82 million square feet in 28 other commercial buildings; and 79,000 square feet in an airport hangar.
* Of the 500 buildings under the management of Cushman & Wakefield, New York City, the company reports a total square-footage responsibility of 190 million: 188 million square feet in 450 office buildings; 500,000 square feet in 15 retail operations; and 1.3 million square feet in 35 manufacturing facilities.
* DMJM/HTB, based in Arlington, VA, does facilities design and construction management, as well as real estate, for the Department of Labor and ETA/Job Corps Centers. * Levin Management Corp., Plainfield, NJ, offers in-house space planing, construction, and environmental services, Of 101 buildings reported, the company manages a total of 11.72 million square feet of space: 616,000 in three office buildings; 10.6 million in retail operations; and 500,000 in manufacturing facilities.
* With an offering of in-house construction services, Seattle, WA-based Pinnacle Realty Management Co. has management over 68.05 million square feet of space. Of this space, which is located in 661 buildings, 4.44 million is in offices; 3.4 million in retail facilities; 57.81 million in apartments/condominiums (82,586 units); 541,214 in other commercial buildings; and 1.86 million in manufacturing buildings.
* Houston-based PM Realty Group manages 110 million square feet of space in 900 buildings, according to the company. * Chicago-based RREEF Funds reports its management responsibilities encompass 110.9 million square feet of space: 13.1 million square feet in offices; 33.2 million square feet in retail buildings; 11.33 million square feet (15,106 units) in apartments and condominiums; and 53.3 million square feet in industrial/manufacturing facilities. Additionally, the organization offers in-house engineering services.
* With management responsibilities of 57.38 million square feet of space, New York City-based Sentinel Real Estate Corp. is involved in offices (2.7 million square feet); retail facilities (1.45 million square feet); apartments and condominiums (49.1 million square feet); and other commercial buildings (4.13 million square feet).

* The US General Services Administration (GSA), Public Buildings Service, headquartered in Washington, D.C., offers in-house services in architecture, engineering, space planning, and construction. Reporting 12,000 government facilities, which encompass approximately 342.7 million square feet of rentable space, the PBS delivers its construction program through 11 regions, each with a Property Development office to manage projects within its geographic boundaries.
* According to the US Postal Service, Arlington, VA, the organization offers limited in-house services in architecture, engineering, and environmental management, overseeing the work of contractors and developing policies, criteria, and standards. Of this number, 50 million square feet are contained in 100 office buildings; 50 million square feet in 600 educational facilities; 7 million square feet in 31 retail operations; 20 million square feet in 10 healthcare structures; 10 million square feet in 20 industrial buildings; and 21 million square feet in government-related facilities. Additionally, ESD indicates it is involved with 150 apartment/condominium units in four facilities (estimated at 105,000 square feet, based on Buildings' estimates of 700 square feet per unit), and 10,000 rooms in six hospitality buildings (estimated at 3 million square feet, based on Buildings' estimates of 300 square feet per room).
* According to company reports, International Business Machines (IBM) Corp., Armonk, NY, has an aggregate floor space of 43.4 million square feet of space in the United States. Facilities in 19 other countries, totaling 17.5 million square feet, bring IBM's worldwide total of facilities to approximately 60.9 million square feet of space.
* Cleveland-based Keycorp offers in-house space planning and project management services. Within its 1,134 facilities, the company has facilities responsibilities for 4.89 million square feet of space in 163 offices and 7.72 million square feet of space in 971 retail operations.
* Mellon Bank, Pittsburgh, indicates its facilities total 11.5 million square feet of space in 20 offices, 710 retail operations, and 275 other commercial structures.
* Presently building a new business support campus to house three buildings totaling 500,000 square feet of space, Office Max, Shaker Heights, OH, offers in-house architectural, space planning, construction, and environmental services. The organization oversees 24.25 million square feet of space: 250,000 in two office buildings; 20 million in 850 retail structures; and 4 million in 18 miscellaneous facilities.
Corporate Real Estate
Company Showcases:
* SBS Corporate Real Estate, Dallas, includes Nevada Bell, Pacific Bell, Southern New England Telephone, and Southwestern Bell. Of its 7,100 facilities, the company reports its responsibilities cover 82 million square feet of space: 26 million in 300 office buildings and 56 million in 6,800 other commercial facilities.
* With facilities totaling 21 million square feet of space, Austin, TX-based Tecom Inc. reports 8 million square feet in 15 offices and the remaining 13 million square feet in 6,012 government facilities, of which 6,000 are federal and 12 are state/local.
* Atlanta-based United Parcel Service (UPS) reports $24.8 billion in revenues, and a fine-tuning of facilities within its portfolio. The UPS headquarters consist of approximately 735,000 square feet of space; principal operating facilities, with floor spaces of approximately 354,000 to 693,000 square feet each, are located in eight U.S. cities. With ownership of approximately 675 operating facilities, UPS also leases a large number of facilities throughout the territories it serves. Air hubs, sorting facilities, and computer operations are managed by the company, as well as a 1.9 million-square-foot operating facility near Chicago.
* In 1998, sales for Deerfield, IL-based Walgreen Co. reached $15.3 billion. The company reports it has facilities totaling 47 million square feet of space: 1 million in offices; 41 million in more than 2,711 retail operations (in 37 states and Puerto Rico); and an additional 5 million in industrial buildings. New Walgreens are typically 14,000 square feet, employ 25 to 30 people, and average $5.8 million in annual sales. During the past five years, 1,438 drugstores were opened or remodeled, 56 percent of existing Walgreen stores. In fiscal 1998, the company reports it opened 304 stores; it plans to open more than 365 this year.
* Architecture, engineering, space planning, construction, and environmental services are all available in-house at WW Grainger Inc., headquartered in Lake Forest, IL. With a total portfolio of 17.6 million square feet of space in its 549 facilities, the company reports the following segmentation: 1.4 million square feet in seven office buildings and 16.2 million square feet in 542 industrial facilities.
