Buildings is pleased to present its list of leading firms in commercial/institutional buildings ownership and management for 1999. For more than 15 years, this annual exclusive has spotlighted the industry's leaders - building owner/development firms; third-party management companies; corporate

real estate departments; institutional owners/managers (healthcare and education); and government agencies - based on market dominance and company philosophy This SELECT group of leading players has been chosen based upon a number of factors. In most instances, this year's Who's Who highlights those companies with real estate holdings/responsibilities (owned and/or managed) exceeding 10 million square feet and encompassing more than 500 buildings.

Although much of the information published is taken from public reports - information from our circulation demographics, as well as 10K reports and such - Buildings contacted each of the selected firms to allow them an opportunity to review the information and provide us with updated statistics. We also respectfully deleted companies from this listing when requested by contacted individuals. * With 317 buildings in its portfolio, Belz Enterprises, Memphis, TN, offers in-house architecture, space planning, and construction services. square-footage holdings encompass 28.15 million square feet of space in a variety of buildings: 3 million in offices, 8 million in retail, 2 million in other commercial, and 14 million in manufacturing. Additionally, Belz is responsible for 1,000 units in apartments and condominiums, estimated by Buildings at 700,000 square feet (700 square feet per unit); and 1,500 hotel/motel rooms, estimated by Buildings at 450,000 square feet (300 square feet per room).

* Washington, D.C.-based CarrAmerica has responsibility for 255 office buildings, involving approximately 21.7 million square feet of space.

* Of the 11-plus buildings in its portfolio, DeMatteis Organization, based in Uniondale, NY, offers the following segmentation of facility types: 1.1 million square feet of space in offices, and 12 million square feet in apartments.

* With a portfolio in offices (17.7 million square feet of space), retail buildings (2.6 million square feet of space), and manufacturing facilities (46.2 million square feet of space), Indianapolis, IN-based Duke Realty Invest. Inc. is responsible for a total of 66.5 million square feet of space in the 546 buildings it owns, develops, and/or manages.

* Chicago-based General Growth Properties is responsible for 100 million square feet of space in its 125 retail facilities.

* In the 1,277 buildings reported by Heitman, Chicago, the firm is responsible for 19.05 million square feet in office buildings; approximately 21 million square feet in retail facilities; more than 14.43 million square feet in manufacturing buildings; and another 5.62 million square feet in miscellaneous facilities. Additionally, the firm owns, develops, and/or manages 14,359 apartment/condominium units in 756 buildings, as well as 429 rooms in two hospitality facilities.

* Raleigh, NC-headquartered Highwood Properties Inc. reports a portfolio of almost 51.43 million square feet of space: 35.1 million in offices; 1.9 million in retail operations; 12.8 million in manufacturing; and, by Buildings' estimates, approximately 1.63 million square feet of space in 2,325 apartment/condominium units.

* Offering space planning services in-house, Hines, based in Houston, owns, develops, and/or manages a portfolio of approximately 78 million square feet of space: 64.83 million in 132 office buildings; 7 million in 10 shopping centers, 4.4 million in six government facilities; and approximately 1.21 million in 12 manufacturing buildings. The company also is responsible for 420 apartment/condominium units in two buildings, encompassing 565,000 square feet of space.

* Jones Lang LaSalle, Chicago, reports 907 buildings in its North America portfolio, which involves 417.49 million square feet of space: 169.2 million in offices; 200,000 in educational buildings; 37 million in retail operations; 1.5 million in healthcare facilities; 19 million in manufacturing structures; 189.3 million in miscellaneous buildings; and 4,300 rooms (1.29 million square feet by Buildings' estimates) in hotels and motels. The firm also provides in-house engineering and space planning services. Additionally, Jones Lang LaSalle's worldwide portfolio encompasses 3,527 buildings (122 million square feet) in Europe; 912 buildings (60 million square feet) in Australia; and 189 buildings (87.9 million square feet) in Asia.

* According to company reports, Jacksonville, FL-based Koger Equity Inc. owns and operates 254 buildings totaling 12.42 million square feet of space. The company also manages 16 additional buildings, totaling 1.11 million square feet of space.

* Lawler Wood LLC, Knoxville, TN, reports 12.51 million square feet of space in its portfolio: 6 million in offices; 450,000 in educational structures; 2.15 million in retail operations; 1.25 million in other commercial facilities; as well as 3,800 apartment/condominium units (2.66 million square feet by Buildings' estimates).

* New York City-based Lend Lease Real Estate Investments Inc. owns, develops, and/or manages approximately 143.13 million square feet of space in 636 buildings: 49.8 million square feet in offices; 48.3 million square feet in retail facilities; 3.9 million square feet in other commercial structures; and 36.8 million square feet in manufacturing buildings. Additionally, the firm is responsible for 2,793 units in apartments/condominiums (1.96 million square feet by Buildings' estimates) and 7,903 hotel/motel rooms (2.37 million square feet, according to Buildings). Engineering services are offered in-house.

* Lincoln Property Co., Dallas, offers space planning and construction services in-house, and is responsible for 237.6 million square feet of space: 70.9 million in offices; 2.7 million in retail; 87.5 million in apartments and condominiums (109,365 units); 43.2 million in other commercial facilities, and 33.3 million in manufacturing buildings.

* Maffett Inc., Cookeville, TN, offers in-house architectural, engineering, and space planning services.

* Of the 1,360 buildings (Buildings estimates 25 units per building) in Columbus, GA-based Mid America Apt. Comm.'s apartment/condominium portfolio, the company reports 34,000 units. By Buildings' estimates, this equates to approximately 23.8 million square feet of space.

* Dallas-based Prentiss Properties Ltd. reports 48.25 million square feet of space in its portfolio: 32.54 million in 262 office buildings and 15.71 million in 209 miscellaneous facilities.

* In-house architecture, engineering, space planning; and environmental services are available at The Rouse Co., Columbia, MD. Of 241 buildings reported by the company, 9.76 million square feet of space is in office buildings; 43.78 million square feet of space in shopping centers; 2 million square feet of space in manufacturing facilities; and 622 rooms in hotels and motels (186,600 by Buildings' estimates).

* Simon Property Group, which is headquartered in Indianapolis, reports 179 million square feet of ownership, development, and/or management responsibilities. Of this number, 2.8 million square feet are involved in offices, with the remaining 176.2 million square feet in retail operations. Simon offers a variety of in-house services: architecture, engineering, space planning, construction, and environmental.

* Menlo Park, CA-based Spieker Properties is owner, developer, and/or manager of 41 million square feet of commercial space: 21 million square feet in office buildings, and another 20 million square feet in other commercial facilities.

* With architecture, space planning, and construction services available in-house, Taubman Co., Bloomfield Hills, MI, indicates the 28 retail facilities in its portfolio encompass 30 million square feet of space.

* Tishman Realty Corp., New York City, reports development responsibilities for one 200,000-square-foot retail facility, as well as 6,627 rooms (including 1,180 under development) in its seven hotels. By Buildings' estimates, those 6,627 rooms encompass approximately 1.99 million square feet of space.

* Engineering and construction services are available in-house at New York City-based W&M Properties Inc. According to the company, the 23 office buildings in its portfolio encompass 10 million square feet of space.

* ASC Services Co. LLC, Chicago, is an alliance partner with Ameritech to perform design and construction for the Ameritech portfolio. The company reports a total of 50 million square feet of space responsibilities: 16 million in office buildings, and 34 million in other commercial facilities.

* Of the 7,658 buildings in Santa Barbara, CA-based Bartlein & Co. Inc.'s portfolio, the company reports 2.7 million square feet in offices; 2.1 million square feet in retail facilities; 500,000 square feet in other commercial buildings; and 500,000 square feet in manufacturing facilities. Additionally, the company indicates it covers 22,300 apartment/condominium units, estimated by Buildings at 15.61 million square feet (or 700 square feet per unit).

* Atlanta-based Carter & Associates/ONCOR reports it manages 18.07 million square feet of space for other companies. Of this number, Carter is responsible for approximately 15.7 million square feet in 56 office buildings; 476,000 square feet in four retail facilities; approximately 1.82 million square feet in 28 other commercial buildings; and 79,000 square feet in an airport hangar.

* Of the 500 buildings under the management of Cushman & Wakefield, New York City, the company reports a total square-footage responsibility of 190 million: 188 million square feet in 450 office buildings; 500,000 square feet in 15 retail operations; and 1.3 million square feet in 35 manufacturing facilities.

* DMJM/HTB, based in Arlington, VA, does facilities design and construction management, as well as real estate, for the Department of Labor and ETA/Job Corps Centers. These Job Corps Centers - campus set-ups with dormitories, recreational facilities, food service, education areas, vocational training, and more - are in 120 locations throughout the United States. Each center averages 20 buildings; DMJM/HTB's total square-footage responsibility is 72 million.

Building Management

Company Showcases:

* New York City-based Insignia/ESG reports a total of 228.9 million square feet of space in its building management responsibilities: 163.27 million in offices; 15.6 million in retail facilities; and 50.03 million in other commercial buildings.

* According to Alpharetta, GA-based Johnson Controls Integrated Facility Management, the company manages a global portfolio of 1.2 billion square feet of space in facilities.

* Levin Management Corp., Plainfield, NJ, offers in-house space planing, construction, and environmental services, Of 101 buildings reported, the company manages a total of 11.72 million square feet of space: 616,000 in three office buildings; 10.6 million in retail operations; and 500,000 in manufacturing facilities.

* With an offering of in-house construction services, Seattle, WA-based Pinnacle Realty Management Co. has management over 68.05 million square feet of space. Of this space, which is located in 661 buildings, 4.44 million is in offices; 3.4 million in retail facilities; 57.81 million in apartments/condominiums (82,586 units); 541,214 in other commercial buildings; and 1.86 million in manufacturing buildings.

* Houston-based PM Realty Group manages 110 million square feet of space in 900 buildings, according to the company. Of this number, the organization is involved in 46.63 million square feet in offices; 20.96 million square feet in retail operations; 3.16 million square feet in apartments and condominiums; 7.78 million square feet in healthcare facilities; 23.08 million square feet in other commercial buildings; 5.69 million square feet in manufacturing operations; and 2.72 million square feet in miscellaneous facilities. The company offers in-house engineering, space planning, construction, and environmental services.

* Of 121 buildings in its management portfolio, Regional Group of Cos. Inc., Ottawa, Ontario, is responsible for 24.85 million square feet of space: 1 million in offices; 2 million in retail facilities; 2.5 million in other commercial buildings; and 14,000 units in 70 apartment/condominium buildings. In-house space planning and construction services are among its offerings.

* RM Bradley & Co. Inc., Boston, reports it manages 19.5 million square feet of space: 5.5 million in offices; 4.5 million in retail operations; 2.5 million in educational facilities; 3.5 million in other commercial buildings; and 3.5 million in government facilities.

* Chicago-based RREEF Funds reports its management responsibilities encompass 110.9 million square feet of space: 13.1 million square feet in offices; 33.2 million square feet in retail buildings; 11.33 million square feet (15,106 units) in apartments and condominiums; and 53.3 million square feet in industrial/manufacturing facilities. Additionally, the organization offers in-house engineering services.

* With management responsibilities of 57.38 million square feet of space, New York City-based Sentinel Real Estate Corp. is involved in offices (2.7 million square feet); retail facilities (1.45 million square feet); apartments and condominiums (49.1 million square feet); and other commercial buildings (4.13 million square feet).

* Tishman Hotel Corp./Tishman Real Estate Services, New York City, lends its management expertise to 6.44 million square feet of space: 510,000 square feet in three office buildings; 200,000 square feet in a retail operation; and 5.73 million square feet (6,842 rooms) in 12 hotels, of which one is presently under development.

* Dallas-headquartered Trammell Crow Co. offers in-house architectural, engineering, space planning, construction, and environmental services. The company reports total management responsibilities of 478 million square feet of space: 108 million in offices; 59 million in retail operations; 135 million in other commercial buildings; 166 million in industrial/manufacturing structures; and 10 million in miscellaneous facilities.

Institutional Ownership

* Architecture, engineering, space planning, construction, and environmental services are all available in-house at Charlotte Mecklenburg Schools, Charlotte, NC. The school system also reports it has responsibility over 500,000 square feet of space in office buildings and 500 million square feet of space in 500 educational facilities in 150 sites.

* City University of New York, New York City, reports that its 285 educational buildings encompass approximately 22.58 million square feet of space. Additionally, the organization offers in-house space planning services.

* At Dade County, Florida, Public Schools, based in Miami, the 370 facilities under the ownership and management of the school system are in excess of 33.7 million square feet of space - all educational.

* Another Florida-based educational system, Palm Beach County School Board reports 18.2 million in square-footage responsibilities within the 1,427 educational facilities in the system. A variety of inhouse services are available: architecture, space planning, engineering, construction, and environmental.

* Of the approximately 800 educational buildings reported by Texas A&M University, College Station, TX, the university further indicates those facilities include 17 million square feet of space.

* The University of Florida, Gainesville, FL, reports more than 18.79 million gross square feet of space in its 1,985 educational facilities.

* In Lawrence, KS, University of Kansas, is responsible for 264 educational facilities, which involves approximately 10.43 million square feet of space.

* Architecture, engineering, space planning, construction, and environmental services are provided in-house at the University of Maryland, College Park, MD. The college also reports its educational facilities responsibilities encompass 11.9 million square feet of space.

* The University of Massachusetts, Amherst, MA, reports 9.76 million square feet of facilities responsibilities for its 340 educational buildings.

* The University of North Carolina, Chapel Hill, NC, reports a variety of in-house services: architecture, engineering, space planning, construction, and environmental. Of the 12.05 million square feet of space it oversees, approximately 12 million is in educational facilities; an additional 45,000 square feet (based on Buildings' estimates of 300 square feet per room) involves 150 hospitality (hotel/motel) rooms.

* With total square-footage responsibilities of 11.46 million square feet of space, the University of Virginia, Charlottesville, VA, indicates its diversity of facility responsibilities in the following numbers: 7.65 million square feet in educational facilities; another 3.81 million square feet in healthcare buildings. The university offers architecture, engineering, space planning, construction, and environmental services in-house.

Government Ownership

Company Showcases:

* The facilities responsibilities at the agency for the City of Los Angeles (CA) encompass 16 million square feet of space in 30 office buildings, one healthcare facility, and 700 government structures. The organization also reports it has in-house architecture, space planning, and construction services.

* At the Missouri Office of Administration, located in Jefferson City, the 4,945 government facilities involved in the department's responsibilities are in excess of 64.5 million square feet of space.

* Architectural design, engineering design, construction administration, and environmental design and administration services are available in-house at the Public Works Board for the State of Nevada, Carson City. The agency reports a large diversity of facility type in its portfolio of 2,045 buildings, which total approximately 15.35 million square feet of space.

* In Ottawa, Ontario, the Public Works & Government Services Canada reports responsibility over 650 government facilities encompassing 48.44 million square feet of space. A wide variety of in-house services are also available: architecture, engineering, space planning, construction, and environmental.

* Responsibilities for over 7 million square feet of space in 2,000 government buildings are overseen by the Real Estate Services Division for the City of Sacramento, CA. Additionally, the agency provides inhouse architecture, engineering, space planning, construction, and environmental services.

* At the Redstone Arsenal in Alabama, the US Army AMCOM-RASA reports facilities responsibilities for 4,000 government buildings. Inhouse architecture, engineering, space planning, construction, and environmental services are also available.

* The US General Services Administration (GSA), Public Buildings Service, headquartered in Washington, D.C., offers in-house services in architecture, engineering, space planning, and construction. Reporting 12,000 government facilities, which encompass approximately 342.7 million square feet of rentable space, the PBS delivers its construction program through 11 regions, each with a Property Development office to manage projects within its geographic boundaries.

* According to the US Postal Service, Arlington, VA, the organization offers limited in-house services in architecture, engineering, and environmental management, overseeing the work of contractors and developing policies, criteria, and standards. In-house space planning services are also available. Of 34,860 federal buildings, the Postal Service reports 310.7 million square feet of space among its facility responsibilities.

Corporate Real Estate

Company Showcases:

* Ames Department Stores, based in Rocky Hill, CT, reports it has responsibilities in excess of 34.55 million square feet of space in its 462 facilities: 31 million square feet in retail operations and 3.55 million square feet in distribution centers (no figure was reported for the company's three office facilities).

* With engineering services provided in-house by ESD, Chicago, the corporation indicates it has 789 buildings totaling approximately 161.11 million square feet of space. Of this number, 50 million square feet are contained in 100 office buildings; 50 million square feet in 600 educational facilities; 7 million square feet in 31 retail operations; 20 million square feet in 10 healthcare structures; 10 million square feet in 20 industrial buildings; and 21 million square feet in government-related facilities. Additionally, ESD indicates it is involved with 150 apartment/condominium units in four facilities (estimated at 105,000 square feet, based on Buildings' estimates of 700 square feet per unit), and 10,000 rooms in six hospitality buildings (estimated at 3 million square feet, based on Buildings' estimates of 300 square feet per room).

* According to company reports, International Business Machines (IBM) Corp., Armonk, NY, has an aggregate floor space of 43.4 million square feet of space in the United States. Facilities in 19 other countries, totaling 17.5 million square feet, bring IBM's worldwide total of facilities to approximately 60.9 million square feet of space.

* Cleveland-based Keycorp offers in-house space planning and project management services. Within its 1,134 facilities, the company has facilities responsibilities for 4.89 million square feet of space in 163 offices and 7.72 million square feet of space in 971 retail operations.

* Mellon Bank, Pittsburgh, indicates its facilities total 11.5 million square feet of space in 20 offices, 710 retail operations, and 275 other commercial structures.

* Presently building a new business support campus to house three buildings totaling 500,000 square feet of space, Office Max, Shaker Heights, OH, offers in-house architectural, space planning, construction, and environmental services. The organization oversees 24.25 million square feet of space: 250,000 in two office buildings; 20 million in 850 retail structures; and 4 million in 18 miscellaneous facilities.

Corporate Real Estate

Company Showcases:

* SBS Corporate Real Estate, Dallas, includes Nevada Bell, Pacific Bell, Southern New England Telephone, and Southwestern Bell. Of its 7,100 facilities, the company reports its responsibilities cover 82 million square feet of space: 26 million in 300 office buildings and 56 million in 6,800 other commercial facilities.

* With facilities totaling 21 million square feet of space, Austin, TX-based Tecom Inc. reports 8 million square feet in 15 offices and the remaining 13 million square feet in 6,012 government facilities, of which 6,000 are federal and 12 are state/local.

* Atlanta-based United Parcel Service (UPS) reports $24.8 billion in revenues, and a fine-tuning of facilities within its portfolio. The UPS headquarters consist of approximately 735,000 square feet of space; principal operating facilities, with floor spaces of approximately 354,000 to 693,000 square feet each, are located in eight U.S. cities. With ownership of approximately 675 operating facilities, UPS also leases a large number of facilities throughout the territories it serves. Air hubs, sorting facilities, and computer operations are managed by the company, as well as a 1.9 million-square-foot operating facility near Chicago.

* In 1998, sales for Deerfield, IL-based Walgreen Co. reached $15.3 billion. The company reports it has facilities totaling 47 million square feet of space: 1 million in offices; 41 million in more than 2,711 retail operations (in 37 states and Puerto Rico); and an additional 5 million in industrial buildings. New Walgreens are typically 14,000 square feet, employ 25 to 30 people, and average $5.8 million in annual sales. During the past five years, 1,438 drugstores were opened or remodeled, 56 percent of existing Walgreen stores. In fiscal 1998, the company reports it opened 304 stores; it plans to open more than 365 this year.

* Architecture, engineering, space planning, construction, and environmental services are all available in-house at WW Grainger Inc., headquartered in Lake Forest, IL. With a total portfolio of 17.6 million square feet of space in its 549 facilities, the company reports the following segmentation: 1.4 million square feet in seven office buildings and 16.2 million square feet in 542 industrial facilities.
