general warranty deed

a deed in which the grantor agrees to protect the grantee against any other claim to title of the property and provides other promises.

Example: Abel received a general warranty deed for land he bought from Baker. Five years later a defect is found. Mrs. Cabel, whose deceased husband sold the land to Baker, actually owns one half of the property. Abel can claim restitution from Baker for the half because the deed warranties against all defects.
