effective age

the age of a property based on the amount of wear and tear it has sustained. Contrast with actual age .

Example: Collins's house was built 12 years ago. Because she keeps it in excellent condition it shows only as much wear as a typical 5-yearold house. Collins's house therefore has an effective age of 5 years.
