One hundred and one community banks from seven states participated in the financing of a corporate office building in a deal organized by a subsidiary of Bankers' Bank, in Madison, Wis.
BB Syndication Services, Inc. announced the closing of construction/ mini-perm financing on March 27 for what
is believed to be the largest syndication effort ever funded solely by community banks. The financing will fund the construction of West Edge, the new corporate headquarters in Kansas City, Mo., for Bernstein-Rein Advertising, the sixth largest independent advertising agency in the United States.BBSSI worked with the Kansas City mortgage banking firm of Burns & Company to enter discussions for the financing in October 2004 and retained the financing rights in April 2005. BBSSI, a subsidiary of Bankers' Bank, partnered with the Bankers' Bank of Kansas, N.A., and the Community Bank Loan Network to substantially over-subscribe the loan offering for this $118,500,000 project.
"This is yet another great example of the collaborative efforts and power of community banks to provide financing for a highly sought after real estate project," BBSSI Senior Vice President/ Managing Director Dave Dahlin said. "We are especially appreciative of the efforts made by Bankers' Bank of Kansas and their community bank participants in providing half of the funding required in providing half of the funding required for this landmark project."
The West Edge is a mixed use project incorporating 203,000 square feet of office space; a 128-room boutique hotel; 27,000 square feet of retail and restaurant space; the Advertising Icon Museum; a 1,000-space underground parking garage; and a 261-seat multipurpose auditorium. The project is two blocks west of the Country Club Plaza.
