The mortgage pool consists of fixed-rate (FRMs) and adjustable-rate (ARMs) home equity mortgage loans secured by first and second liens primarily on one-to four-family residential properties and manufactured housing originated or acquired by Centex Home Equity Company. As of the cut-off dates, series 2004-A consisted of approximately 38.41% FRMs and 61.59% ARMs; series 2004-B consisted of approximately 25.08% FRMs and 74.92% ARMs; series 2004-C consisted of approximately 31.58% FRMs and 68.41% ARMs; series 2004-D consisted of approximately 40.25% FRMs and 59.75% ARMs. Centex Home Equity Company (rated 'RPS2+' by Fitch) is the servicer.
As of the Feb 2006 distribution date, the transactions are seasoned 17 to 25 months, and the pool factors (current mortgage loan principal outstanding as a percentage of the initial pool) range from approximately 37% to 61%.
The affirmations reflect a stable relationship between credit enhancement (CE) and future loss expectations and affect approximately $1.715 billion of outstanding certificates.
